A Closer Look at Roof Repairs
Tile and slate repairs
Pitched roofs in Kent are mostly covered in clay tiles, concrete tiles or natural slate. Clay plain tiles are common on older cottages and period properties; concrete interlocking tiles on many post-war homes; slate on Victorian terraces. Each fails differently. Clay tiles can crack with frost and the nibs that hook them to the battens can snap. Concrete tiles are heavy and durable but their surface wears. Slates slip when the nails holding them corrode, known as nail fatigue.
The repair method depends on the material. Individual tiles can usually be lifted and replaced, with matching reclaimed or new tiles sourced where possible. Slipped slates can be refixed with clips. Where a whole area has widespread nail fatigue or broken battens, a partial strip and relay of that section may be the sensible option.
Flashing repairs and repointing
Flashing is the weatherproofing at the joints, where the roof meets a chimney, a wall, a dormer or a roof light. Lead is the traditional material and, fitted properly, it lasts a very long time. Problems come when it's lifted by wind, cracked by movement, or when the mortar holding it into the brickwork has crumbled away. Flashing repair and repointing is one of the most common jobs we do and one of the most common causes of leaks around chimneys.
Ridge, hip and verge repairs
The ridge tiles along the top of the roof and the hip tiles on its angled edges are traditionally bedded in mortar. Over time that mortar cracks and washes out, the tiles loosen, and wind and rain get underneath. Verges, the edges of the roof at the gable ends, suffer in the same way. Repairs involve lifting loose tiles, clearing the old mortar and re-bedding them securely.
Gable end and valley repairs
Gable ends take the full force of the weather and can suffer from failed mortar, loose bargeboards and damaged verge tiles. Valleys, the internal channels where two roof slopes meet, carry a large amount of water, so a blocked or damaged valley can cause a serious leak. Both need careful work to get right.
Leaks that aren't what they seem
Not every damp patch is a roof leak. Condensation in a poorly ventilated loft can soak insulation and drip from nails and timbers, especially in winter. Leaking plumbing, blocked gutters overflowing against the wall and failed render can all look like roof problems from inside. Part of an honest roof repair is ruling these out, so you only pay for the work that actually solves the problem.
